The classic argument “but then they will call at 1:00 in the morning!” Not necessarily so, most tenants have the common sense not to do so, but in a true emergency (flooded basement, house on fire, police activity), then you would want your tenant to call (or text), no matter what time it is.
When tenants know they can reach you anytime, it builds trust, and then they will only contact you when there is a legitimate need.
